Frequently asked questions > Bentley House FAQs

Bentley House provides independent living accommodation and; while support is minimal, an Independent Living Coach is available to offer guidance on tenancy sustainment, accessing services, and developing life skills.

The aim is to empower you to manage your tenancy independently. We understand that coming to a place you don’t know can be unsettling, but we are here to support you by giving you the opportunity to feel safe and supported.

An Independent Living Coach is available during scheduled hours to provide guidance and support as needed.

For further information, please read our FAQs below. Alternatively you can download the full Bentley House Tenant Handbook here.

What happens when you arrive?

A member of the team will first sit down with you to take you through our assessment process so that you can let us know how best we can support you. We also need to talk to you about your current situation. The information we need can be quite in-depth, being open, honest and as accurate as you can be during these discussions is essential to help us understand how we can support you in the best possible way.

What support is available to you?

You will be introduced to your Independent Living Coach, who will provide light-touch support. This may include help with budgeting, accessing healthcare.

We have a Deputy Manager who oversee and support the work of the team. They have specialist experience and knowledge in supporting clients.

Our Housing Management Coordinator will provide you with support around rent, council tax, service charge and health and safety.

While Bentley House is not staffed on a 24 hours basis the Night Workers at Montfort House are available to contact out of hours for emergencies. If you need help or are struggling with anything, please reach out to a member of staff who can support you.

What are the rent and service charges?

The weekly rent at Bentley House is £ 336.88 for one bed flat/large studio and £328.51 for small studio. This is usually covered by Housing Benefit, and it is important that you work with us to get your Housing Benefit claim up and running as soon as possible.

Our weekly service charge is £20.09 for one bed/large studio and £15.44 for a small studio. The service charge covers things like the cost of electricity, gas, water, and other things we provide in your flat. The breakdown of the charges is explained in the Service Charge Agreement which you received when you were booked in.

What are my rights as a resident?

  • Privacy – you have the right to privacy during your stay.
  • Dignity – you have the right to be always treated with dignity by staff and other residents. Dignity is something we take very seriously and will always uphold.
  • Respect – you will be encouraged to discuss your thoughts, you will be listened to, and your views will be considered.
  • Independence – you have the right to independence and staff will always respect that. As a tenant under an AST, you have increased autonomy and responsibility for managing your tenancy. Support is available on request but is not intensive or continuous.
  • Security – you have the right to live secure in the knowledge that you are safe while you stay at Bentley House. This is why we have CCTV.
  • Choice – you have the right to exercise choice in your life, and we respect that.
  • Representation – you are entitled to attend and participate in the Residents Forum, which meets quarterly.
  • Civil rights – you have the right to exercise your rights as a citizen, for example, by voting or having your say on local or national issues, and staff will help you to do this.
  • Complaints – you have the right to make a complaint following the Complaints Procedure (details of which can be found in Appendix 1) and will be supported to do so. Please ask a member of staff to assist you if needed.
  • Good quality, safe accommodation – As a registered housing provider, we will make sure your home is safe, clean, and in good condition. Your home must meet the government’s Decent Homes Standard, which means it should be warm, dry, and in a good state of repair. We must also follow health and safety laws to make sure everything, like gas and electricity, is safe for you to use. If we need to come into your flat to do repairs, check something, or show someone the property, we will give you notice first – we won’t just turn up without telling you. If you are disabled, we will do our best to make reasonable changes (called adjustments) to help you live safely and comfortably in your home. The PHS Board of Trustees and the Director of Housing & Services are responsible for making sure your home is good, quality, safe and well managed, and meets the ‘Consumer Standards’ set out by the Regulator of Social Housing.

Your AST sets this out in more detail, as well as your responsibilities. If you’re unsure about anything, you can ask for help to understand your agreement.

What are my responsibilities as a resident?

  • You must work with us to set up your housing benefit claim as quickly as possible and ensure your service charge is paid and kept up to date. We need this money in order to be able to manage and maintain Bentley House and provide an effective support service to you.
  • Please tell us as soon as possible if you have any change in circumstances which will affect either your ability to cope, or to meet your financial responsibilities. We will help you to manage this but can only do so if we know you are struggling.
  • It is important that you engage with our services, which are carefully designed to help support you and to promote wellbeing and enable you to access additional support during your stay and beyond. Not doing so will make it difficult for us to help you.
  • We will treat you with respect and in a polite and courteous manner and will expect you to do the same for all staff and other people staying at Bentley House.
  • Please treat your accommodation and the supplied furnishings respectfully. Any damage that is caused deliberately will incur a repair or replacement charge.
  • You are responsible for managing your tenancy and engaging with your Independent Living Coach as needed. The service is designed to promote independence, and failure to meet tenancy obligations may result in enforcement action under AST terms.
  • You are also required to take part in regular fire drills and fire tests and comply with our fire safety procedures for your own safety. (Please see the Fire Procedures section below)

Am I allowed to bring guests to Passage House?

As per you Tenancy Agreement you may have one guest stay (overnight) for a maximum of four times per week. This must be discussed and agreed by Management. No visitors under the age of 18 are allowed in Bentley House.

What are the rules on drugs, alcohol and smoking?

Whilst we do not judge anyone for their use of substances and we understand the reasons why people become dependent, it is illegal to supply, trade or give out any illicit substances or prescription medication. This means any proof or suspicion of such activity taking place in Bentley House by law must be reported to the police. If this happens your stay here will be ended.

It is not permitted to consume alcohol or smoke in communal areas. You are allowed to drink alcohol in your allocated flat. If you do smoke in your flat, as a courtesy to other resident and staff, please ensure your windows are open to ventilate your flat.

What happens if I need first aid attention?

First Aid provision is available 24 hours per day at the main office at Montfort House. Please speak with any members of the team if you need help.

Am I responsible for cleaning my room?

A regular cleaning service is provided for all communal spaces. Please ensure there are no obstructions or hazards that might affect the cleaning process. This includes removing your personal possessions from floors and surfaces in the communal areas at the time of daily/weekly cleaning.

Keeping your flat safe, clean, tidy and presentable at all times is your responsibility. We do understand everyone needs help occasionally and if you are struggling, please let us know so we can support you.  It is important you let us know as soon as possible so things don’t become unmanageable. Please be aware that if you continue to keep your flat in an unpresentable state this will lead to a written warning and could lead to you being asked to leave.

What are the rules on anti-social behaviour?

Everyone staying and working at Passage House agrees to treat others with respect, this means we do not accept any form of harassment, assault, bullying, intimidation or discrimination. We see ourselves as a community and feel it is important that we do not cause any disturbance or nuisance to our neighbours in the local area. As such:

  • Please leave and return to the building quietly especially at night and be mindful that even soft conversations can appear loud when the streets are quiet at night.
  • Please ensure you do not leave food or other rubbish on the street or on doorsteps in the street and dispose of any items appropriately in the street bins.

If someone is making you feel scared, upset or unsafe where you live – like being loud at night, threatening you, damaging things, or using drugs or alcohol in a way that causes problems – this is also anti-social behaviour. If this happens, tell a staff member as soon as you can. You can talk to someone you trust, or write it down if that feels easier. We will listen to you, take what you say seriously, and do our best to keep you safe.

Do you partake in flat checks?

We want to ensure that you live in safe, secure and comfortable accommodation. Under the terms of your licence agreement, we are obliged to keep the interior and exterior of the accommodation in good repair. As part of this obligation, and so that we can implement an effective and efficient cyclical maintenance plan, we will undertake health and safety flat checks with you. We will notify you of these in advance.

Is there somewhere to store bicyles?

Bicycles must not be kept inside Bentley House.

External bicycle storage facilities are not provided, and bicycles are not covered under the Building Insurance therefore it is sole the responsibility of the owner of the bicycle for its safe keeping. No hired bike will be allowed into Bentley House.

How will you ensure my confidentiality?

In compliance with the General Date Protection Regulations (GDPR), we are not permitted to discuss any details of your situation with any other person, unless you provide permission to do so or in cases where we have a legal duty to so. If your safety or those of others is at risk, we may also have to disclose information as part of our obligation to safeguard the people who stay with us. We may also be under a legal obligation to share information with the police or the criminal justice system under certain circumstances but we will always try to discuss this with you, so you are aware of the situation.
